What are property shares?

Property shares are shares in companies whose primary business is owning, managing, developing or trading property. This may be housing, commercial premises, office properties or specialised properties within, for example, tourism and hospitality. Unlike listed property companies such as Castellum, Balder and Fastpartner, unlisted property shares are traded outside the Stockholm Stock Exchange, which gives investors access to companies at an earlier stage of their development.

Property companies are often valued on the basis of net asset value (NAV), the discount to NAV and underlying property values. This means that analysing property shares differs from traditional equity analysis and requires an understanding of rental income, net operating income, loan-to-value ratio and geographical location.

Why invest in property shares?

Property has historically served as a stable element in a diversified portfolio. The asset class combines ongoing returns in the form of rental income with potential appreciation of the underlying properties. During periods of high inflation, real assets such as property have often shown resilience compared with interest-rate-sensitive assets.

Unlisted property shares also give access to companies and strategies that are not represented on the stock exchange, for example niche geographies, specific property categories or companies in an early growth phase with a clear exit strategy towards a listing.

Risks to be aware of

Property shares are affected by interest rates. Higher rates put pressure on property values and increase financing costs for highly leveraged companies. Unlisted companies also mean lower liquidity than exchange-traded alternatives, which means it can take time to find a buyer if you want to sell. Always carry out your own analysis and make sure that property shares suit your risk level and time horizon.

Frequently asked questions about property shares

What is meant by a discount to NAV on property shares?

A discount to NAV means that a property company's trading price is lower than its calculated net asset value (NAV) per share. A discount arises when the market is sceptical about the company's asset values or prospects. A premium arises when the market values the company more highly than its underlying assets, often driven by expectations of continued growth.

Are unlisted property shares suitable for all investors?
