The property under the town's best food shop

Vendus is a Swedish property company that owns and manages retail properties focused on grocery retail, from Kalix to Skurup and Visby. The largest tenants are ICA, Axfood and Coop. The goal is to own the best shop in town, often the one with the highest turnover in a small or medium-sized town. Such shops are often centrally located, where there are few alternative premises and where it is difficult for new players to establish themselves.

The revenue is rent. Around 79% comes from grocery retail, pro forma, and rents are mainly indexed to KPI (the Swedish consumer price index), which makes the cash flow less sensitive to inflation. The properties are managed in-house, and new ones are mainly bought off-market.

Property value more than doubled during 2026

The property value has grown from SEK 3.4 billion to around SEK 7.3 billion pro forma. The largest deal is 51 retail properties let to ICA, taken over in July. In connection with that deal, ICA Fastigheter and Bonnier Fastigheter became part-owners.
